Transpower is the State-Owned Enterprise that owns and operates the National Grid (high voltage transmission network) that carries electricity around the country. About the team Our Grid Delivery division ensures transmission assets deliver electricity well to New Zealand. Those assets include nearly 12,000km of high voltage transmission lines, 60km of underground and submarine cable, over 40,000 supporting towers and poles, over 175 substations, and nearly 2000 transformers which are situated the length and breadth of the country. We also operate a secure national telecommunications network through which the Grid is controlled and coordinated. The telecommunications network comprises a number of radio sites and a national fibre optic cable network to provide diversity for communications security. Our small but highly experienced Property Services team provides expertise and specialist advice and support in the acquisition, management and disposal of Transpower's property and property rights. The team doesn't manage corporate properties or offices, they look after substations, depots, warehouses, 2000 easements and 350 leases and work with customers, service providers and partners to ensure our landholdings and property rights are fit for purpose to enable the effective operation of the grid. Generally, Transpower does not own the land where our transmission lines and supporting structures are located (although we do own a significant land portfolio, including most substation sites). Where Transpower doesn't own land, other property rights, including the Electricity Act, enable us to operate and maintain our assets located on private land. Our business is highly regulated. About the opportunity As our Property Advisor you'll be excited to extract the knowledge held within the team and assist in the planning, direction, management and delivery of all operational property services to internal, external and regulatory stakeholders. As an emerging subject matter expert, you'll contribute advice and updates to leaders across Transpower on the status of our property assets, including any perceived risks. Your understanding of legal concepts and statutory property rights will be improved as you navigate interesting and complex property related issues with the support of an experienced team who are passionate about providing excellent customer service and ensuring our social licence to operate. Day to day responsibilities will be interesting, challenging and broad and you'll be encouraged and supported to; Provide advice and input into property related customer and policy projects and major capital investments including contract development Ensure compliance with property and related legislation Facilitate property management - including maintaining the property rights portfolio which includes land, substations and warehouses - leases, licenses, access & occupation arrangements, easements, etc. Updating of the property management system 'OPM' and development of templates and other documentation to facilitate property knowledge and expertise transfer Advise on land purchase and disposal and technical property rights g. Crown and Conservation Act land, roads, compulsory acquisition and regulatory compliance Over time, you'll develop strong enterprise networks and deep understanding of varied property legislation and regulation including that which is unique to Transpower as a Network Utility Operator. Your CV and cover letter will demonstrate; A tertiary qualification in Property, Valuation, Commercial or Legal 2+ years in advisory or management of property and property rights including working knowledge of New Zealand property law, Torrens land titles system and property contracts Sound research and investigative skills and an eye for detail Experience in analysing and the application of legal and regulatory concepts and principles Outstanding communication skills (written and verbal) and customer focus. With a good sense of self, you have the courage and curiosity to question and look beyond the obvious to seek alternative solutions Essentially, you'll appreciate to get things done, fostering positive relationships is a must.
