Locations: Atlanta Departments: Construction Management & Development The Vice President of Construction will oversee the interior and limited ground up construction of Stream’s Atlanta portfolio. Initial responsibilities will focus on leading the construction management team, growing revenue for the division, and growing its staff. Additional responsibilities will be to directly manage preconstruction of large-scale developments including design-assist, pricing, scheduling, contracting, staffing, and reporting. QUALIFICATIONS Effective managerial skills Strong organizational skills Self-starter/Action Bias Production and execution experience Significant preconstruction experience Talent attraction and retention Strong motivational skills Written and verbal communication skills Persistence ESSENTIAL FUNCTIONS Manages and motivates existing and future construction management staff Directly oversees larger and more complex construction projects for the firm (typically over $5-7M) Identifies and recruits talented project managers and other staff that reflect Stream’s values Leads all construction-related predevelopment and acquisition efforts for the firm Interfaces with leasing and property management teams to assure seamless customer and tenant experience Underwrites acquisitions and developments for the firm RESPONSIBILITIES Oversee day-to-day operations of the interior construction practice including tenant and capital improvements. Provide timely and accurate design, schedule, and budget feedback to deal principals on development and acquisition pursuits. Drive top-line revenue by sourcing third-party business and executing inbound projects. Directly manage certain high-profile projects as volume, complexity, or client aspects may dictate. Manage construction division payroll and operating expenses. Review construction division profit and loss statements (P&L) with Managing Director on a monthly basis. Review of AIA contracts and other agreements from project management teams. Ensure that all construction policies and procedures are followed for the various owners and/or landlords. Pursue principal real estate deals for the firm. Build lasting relationships with owners, design teams, subcontractors and Stream team by acting with the highest level of integrity. Network with owners, architects, engineers and other business development prospects in the community and assists in business development to secure new work. EDUCATION Bachelor’s Degree in Construction Management, Finance, Business or related area is preferred. Minimum of 7 years related construction or real estate experience is preferred. Team management experience is preferred.
