Raison d’être du poste: Le (la) titulaire se joindra à notre bureau de Montréal et appuiera nos Services parajuridiques immobiliers et bancaires au profit du groupe de droit immobilier du cabinet. Supérieur immédiat: Le (la) titulaire relèvera de la Coordonnatrice, Services immobiliers et bancaires. Responsabilités clés: Procéder à l’analyse approfondie de titres; Effectuer des recherches informatisées, notamment sur le Registre foncier, Infolot, le Registre des entreprises, CPTAQ, etc.; Obtenir et analyser les informations relatives à l’évaluation foncière, la taxation, les droits de mutation et le zonage auprès des municipalités et/ou commissions scolaires; Préparer divers projets de documents juridiques liés au droit immobilier: avis de bail, actes, résolutions, etc.; Préparer et coordonner des demandes d’accès à l’information auprès des différentes autorités gouvernementales (recherches hors-titre); Coordonner l’émission de polices d’assurance-titre propriétaire et prêteur auprès des compagnies d’assurance-titres; Appuyer l’équipe d’avocats dans le cadre de vérifications diligentes et transactions immobilières (achat, vente et financement); Calculer les droits sur les mutations immobilières ainsi que l’ajustement des taxes scolaires et municipales; Publier divers actes au Registre foncier; Maintenir et partager les connaissances en constante évolution du secteur; Effectuer toutes autres tâches connexes. Formation et expérience exigées: Trois à cinq ans de pratique notariale; Expérience poussée en examen de titres; Diplôme pertinent. Job description: The successful candidate will join our Montreal office and will support our Real Estate Paralegal Services for the benefit of our Real Estate Group. Direct report: The successful candidate will report to the Coordinator, Banking and Real Estate Services. Key responsibilities: Perform in-depth title analysis; Conduct online searches, namely at the Land Register, Infolot, Registre des entreprises, CPTAQ, etc.; Obtain and review the information regarding property assessment, taxes, land transfer duties and zoning with the municipalities and/or school boards; Draft legal documents relating to real estate: lease notices, deeds, resolutions, etc.; Prepare and coordinate access to information requests with various governmental authorities (off-title searches); Coordinate the issuance of title insurance policies for owners and lenders with title insurance companies; Support the team of lawyers with due diligence and real estate transactions (acquisition, sale and financing); Calculate land transfer duties as well as the adjustments of school and municipal taxes; Publish various deeds in the Land Register; Maintain and share evolving industry knowledge; and Perform other related tasks. Education and experience requirements: Three to five years of experience as a notary; Extensive experience in title diligence; and Relevant degree.
