Summary: This role is responsible for all due diligence for reacquisitions, as well as other Development related activities in order to achieve the goals of the client Asset Management team. Position Purpose: Coordinates and monitors the various procedures that are designed to expeditiously complete reacquisition projects. Relationships: Works closely with the client’s asset management team to monitor and expedite the Development process. Fosters a team approach Maintains working relationships with client legal staff Maintains relationships with, and may source, outside consultants, contractors, and suppliers. Maintain database of preferred vendors. Cost Management: Reviews and processes invoices related to reacquisitions (title, surveys, IOVs, appraisals, environmental tests, etc.). Will determined which invoices are paid through various client accounting systems and obtain appropriate approvals Process Management: Facilitates and/or actively participates in client asset management calls. Includes Legal, asset manager, and members of the development team for that area. Order and review due diligence items including title, ALTA surveys, Phase I, Phase II, and anything else that could be required. Responsible for confirming title and survey cover the correct parcels and that key items are included. Responsible for sending due diligence items to client legal and asset manager and also uploading into Smartsheet. Also responsible for uploading IOVs and appraisals to Sharepoint site for accounting. Also responsible for getting Construction Manager to approve Phase I and Phase II (if required). Reviews contracts and leases to help track key dates and contingencies. Expedites and assists legal with the resolution of all conditions required to close a Real Estate transaction within contract contingency periods including closing documents and other items as needed. Contacts title company and surveyor to request revisions as determined from their review and also from the review done by legal. Follows up on these revisions as needed and confirms requested revisions have been completed before sending to legal. Contacts construction manager and real estate manager for approvals of title and survey items as requested by legal. In order to this, additional review of title and survey items might be required. Ensures that site files in Smartsheet and asset management trackers are organized, maintained and updated. Communicates and implements client corporate policies and procedures. Project set up and maintenance in client systems, including project closeout. Minimum Requirements: Experience in title and survey review Strong computer and software skills Ability to read and interpret contracts and leases (including purchase and sale contracts, ground leases, development agreements) Culture, Leadership and Employee Development Promotes our values. Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Education/Experience: Minimum high school diploma or equivalent; or 2-4 years related experience and/or training; or equivalent combination of education and experience. Experience in multi-site projects preferred. Language Ability: Read, analyze, and interpret complex documents. Respond effectively to sensitive inquiries. Ability to communicate well, both verbally and in writing, with all levels of the project team including management, project management, clients, client’s organization, contractors, and vendors. Reasoning Ability: Demonstrates leadership skills with ability and willingness to face challenges, solve problems, and motivate others, while maintaining effective relationships with customers by meeting or exceeding their requirements and expectations. Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization may exist. Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form. Ability to adapt and learn new techniques and processes under constantly changing competitive marketing demands. Excellent interpersonal skills. Computer Skills: To perform this job successfully, an individual must have competent working knowledge of Microsoft Word and Microsoft Excel. Certificates and Licenses: No certifications or licenses required. Supervisory Responsibilities: None Work Conditions: The majority of work is completed in an office setting during normal working hours.
