Description About us This role supports the developers to drive the strategic growth of IHG Brands across emerging and mature markets within SE Asia & Korea (SEAK). Assists the SEAK Development team to manage development process activities chain, including development deal integration and ensuring a smooth transition/handover to internal IHG constituents. Your day to day Deal Sourcing: Assist the Development Director to build and nurture a network of key productive contacts and relationships including real estate development companies, family offices, individual wealth and institutional financial investors, hotel owners, hotel brokers and consultants. Develop and manage business relationships with prospective owners/partners and builds relationships with banks/lenders and other various institutional and private investment groups to support IHG’s growth. Deal Evaluation: Ensure potential opportunities both comply with established Brand Standards and assist with due diligence efforts to ensure potential partners meet IHG’s probity requirements. Work with internal and external legal and financial professionals as well as IHG’s senior management in key areas including Investment Analysis, Design & Engineering, Operations, Brands, Sales & Marketing and Risk Management to facilitate analysis, approval, and closure of prospective opportunities and the viability of deals which are consistent with IHG’s targeted growth and distribution strategies. Assist to prepare and present development opportunities and proposals to appropriate approval committee. Conduct ongoing background research for property performance, market analysis, demographic or travel trends, and supply and demand factors. May work with external firms on feasibility studies, site selections and pro-forma development to appropriately qualify deals and drive distribution into the right locations. Foster collaboration with external and internal stakeholder Deal Execution & Integration: Assist Development Director to manage entire projects or portions of projects as assigned (across entire end-to-end cycle for deal signing). Tasks include sales pitches (e.g. RFPs), commercial negotiations, legal documentation and post-deal integration works. On closing, clients should feel that they have made a wise choice without compromising on IHG’s position. Must maintain a high awareness of IHG’s threshold positions on commercial and strategic issues Growth Strategy: Support the Development Director to prepare strategies and annual plans for the distribution of IHG brands in the assigned markets within projected time frames. Be a team player and work on ad hoc corporate projects outside of Development scope e.g. assist and facilitate in launch of other IHG brands if required What we need from you Education: Qualification in Hotel Management, BS/BA in Business, Finance or Real Estate or equivalent Experience: Minimum 5 years experience in real estate/hotel development or investments, real estate asset management or real estate/hospitality/consulting firm or hotel company. Financial / consultancy fields may also be considered. Technical Skills and Knowledge: Knowledge of financing principles, deal structuring, and hotel real estate market. Knowledge of hotel ops will be an advantage Must have proven track record of deal flow/closure; experience in negotiating and structuring legal contracts eg: management/ franchise contracts and joint venture agreements Savvy and strong influencing, analytical, negotiation, communication and consensus-building skills, effective presentation and interpersonal skills, financial modelling and report writing skills. Must be proficient in Microsoft Excel and Powerpoint Multi-lingual will be an advantage, especially proficiency in Mandarin, native SE Asian language or Korean Role requires significant travel
