Overview: Under the direction of the Facilities Manager, the Supervisor Maintenance is responsible for ensuring an outstanding level of customer services to students, faculty, staff, and visitors. This individual leads the maintenance team, which may include maintenance helpers/technicians, groundskeepers, water plant assistance, AC technicians, electricians, or other positions that would be needed to maintain the campus. The campus, includes both on-campus and off-campus properties that fall under our Community umbrella, which includes, but will not be limited to, classrooms, cafeteria, offices, lounges, corridors, fire-exits, stairways and service areas. The Supervisor Maintenance may be required to perform duties and activities assigned to the maintenance staff as needed and appropriate. This position will also be responsible for the entire performance management process of all direct reports that fall within the function(s), may be called upon to participate in the CRT (Critical Response Team) functions, and act as back-up to the Facilities Manager or other Facility management function. Responsibilities: Direct workers who fall within the maintenance team who are engaged in the upkeep of the Campus, which may include, but is not limited to: painting, masonry work, plumbing, water plant operations, generators, AC, tiling, electrical work, and grounds upkeep. This may include repairs and/or structural work, as needed Direct workers assisting other departments, as requested, including moving furniture, and unloading and storing supplies, accepting deliveries, as examples, but are not limited to only those functions. Responsible for creating and managing the work orders received, including statistical reporting. Inspect completed work for conformance to blueprints, specifications, and standards and to meet the customer requests/needs. Create, implement, modify and Interpret company policies to workers which includes safety standards/regulations. Supervise the quality of work performed by direct reports and take immediate and suitable corrective action in a case where a member of staffs work is below standard including regular documented spot checks. Responsible for the entire performance cycle, from regular feedback, to performance reviews, to merit recommendations, to development opportunities and hiring and termination of staff. Assist in authorizing and maintaining records of rosters, payroll sheets, overtime, extra payments, absence, bank holidays and holidays including preparation of full-time and casual timesheets on a monthly basis. Check staffing levels on a weekly / daily basis to ensure the department is adequately staffed at all times, booking, canceling casual staff where appropriate. Assist with the outside vendor support that may be needed to maintain the campus, including recommendations for needed repairs/upgrades, etc. Prepare purchase requisitions/check requests to make recommendations for purchasing where applicable together with the Facilities Manager, act as partner for budget recommendations and processes. Assist with the overall inventory levels of maintenance supplies necessary for the upkeep of the Campus Community and/or critical inventory needed in emergency situations. Ensure the work is evenly distributed and that safety standards are upheld when using company vehicles, which may in include cars, vans, truck or forklift or other motorized vehicle. Maintains proper procedures fire, safety, HAZMAT, disaster recovery and general operations, including appropriate maintenance schedules and routine inspections. Participate in Campus meetings and activities that benefit the Campus Community. Assists with the coordination of Campus Community events, both on and off campus, which may include, but is not limited to, special events, graduation, or White Coat ceremonies. While this interaction will mainly entail maintenance related duties, this may be extended to include assistance with the administration of the events (ordering supplies, visiting sites, local contacts for maintenance support, and event set-up) Provide training and create process and procedure protocols (SOP’s) to direct repots (or others) to support the housekeeping and/or maintenance related functions. Performs other related duties as required. Qualifications: Candidates must possess a high school diploma or graduate equivalency diploma (GED). A combination of formal education and experience highly preferred (Associates or Bachelor’s degrees.) Graduation from an accredited trade school. Current and valid driver’s license. A minimum of one year of supervisor experience. Minimum of six years of related work experience in one or a combination of fields that would support a facility/campus/building function or trade. Excellent written and oral communication skills. Proven Competence in: problem-solving, work agility, attention to detail and prioritization. Experience in Microsoft Office suite of products, Work, Excel, Powerpoint and Outlook. AUTHORITY AND ACCOUNTABILITY: The Supervisor Maintenance will be expected to work with minimal supervision. This position will report directly to the Facilities Manager or in their absence the Campus Administrator. The incumbent may be required to work varying schedules including evenings, nights, weekends, and holidays and be considered critical personnel during emergency situations. ENVIRONMENTAL CONDITIONS AND PHYSICAL DEMANDS: This position will be requested to work in often uncomfortable indoor and outdoor locations, exposed to extreme weather including extreme heat and wet/humid conditions. Standing: Remaining on one’s feet in an upright position for prolonged periods of time Walking: Moving about on foot, climbing stairs, walking on uneven surfaces unassisted Lifting: Raising, grasping or lowering an object from one level to another (includes upward pulling) 25-50 lbs.
