JOB PURPOSE/ROLE This is a key role in the regional corporate real estate services reporting to COO Asia Pacific, responsible for the overall delivery of regional real estate and facilities management. Driving staff, both in-house & outsourced, performance through effective management and strong client & stakeholder relationships. Supporting business operations and best business models to maximize efficiency and quality of facilities services. KEY RESPONSIBILITIES Corporate Real Estate Management Project manager role to handle corporate real estate matters in respect of project management, lease portfolio management and facilities management with budget proposal to align business planning process and cost management initiatives Manage relationship with landlords, architects, property agents and services providers Set up & review facilities master plan and contribute to decision on renovation, relocation, open or close facilities with financial analysis Oversee building & office space related regulations; ensure compliance with internal & external policies/regulations on facilities and people safety Warehouse & BCP site management Regional Real Estate Lead on AP New Business Activity development & deployment Regional capacity Respond in a timely manner to all regional and global reporting requirements As domain expert to develop global / regional initiative over regional implementation Develop the annual facility budget and monitoring throughout the year General office Administration Supervise the overall office support & maintenance functions including general administration / front of house / tea lady / office assistant and cleaner duties team Manage physical security and occupational safety & health related matters for all office premises and company properties Handle procurement including tender, quotation, contract and license review & renewal * Develop and implement corporate administration policies and procedures and keep annual reviewing * Management of the BCP site Ensure all sort of property and liability insurance being executed per tenancy agreement obligation Debentures & Club Membership management Payment verification & authorization Formulate annual budgets and forecasts, conduct operational cost analysis, invoice reviews and cost tracking Coordinate environmental and sustainability initiatives (e.g. RE100) and reporting across the region Leadership capacity Manage the performance and development of reporting teams, both direct and remote reporting line Vendor & staff management on facilities outsourcing model KEY REQUIREMENTS/SKILLS/EXPERIENCE Minimum 8 years post graduate corporate real estate work experience with proven results Experience in banking & financial industry, sizable MNC and regional coverage Minimum 5 Years supervisory experience preferred Qualification in facilities management is a plus ADDITIONAL INFORMATION Strong knowledge of the AP & Greater China real estate market & Lease Administration (property management, leases, construction terms and practices) and what is required for its effective operation. Proven capacity to understand and interpret commercial contracts including real estate lease is essential Solid office relocation / renovation project track record; knowledge on building hard services (e.g. MEP, FS, lighting, HVAC) but not essential Outstanding relationship and influencing skills with internal stakeholders & external services provider. Able to build trust, works to sustain lasting relationships Identification and management of key risks in facilities area Budgeting and financial management skills on real estate & facilities planning Fluent command of both spoken and written English, Cantonese and Mandarin Demonstration of leadership skills; solid expeirence on remote staff management Achieving a balance between the level of detail and its usefulness in decision making Able to work independently and take full responsibility for completion of duties High degree of drive and results orientation Demonstrate good presentation skills and communication skills Hands-on experience on onsite in-charging of relocation & renovation project Willing to work during non-office hour & weekend work based on project need 24-hr emergency contact / response to building and security issue to all office locations Oversea travelling per real estate project schedule need Reference Code AGI-7220743-2 Allianz is the home for those who dare – a supportive place where you can take the initiative to grow and to actively strengthen our global leadership position.
